Tenant Placement


Do you want a “renter,” or would you rather have a resident? The tenants we place tend to be long-term residents because Auburn Rose understands the importance of matching the right person to the right home.

In turn, because we place residents who treat your unit as if it’s their own home, wear/tear and damages to properties we manage are minimal.

This quality-approach also reduces tenant turnover. Auburn Rose residents stay longer than the average tenants – many of our residents have lived in their units for more than three years!

Between-Tenants Prep

When a resident moves out (after our detailed inspection), Auburn Rose ensures the unit is cleaned and painted.

Our maintenance crew uses a comprehensive checklist while re-inspecting the property for any needed repairs to walls, fixtures, appliances, carpeting, window coverings, plumbing and wiring.

Pet Applications

Auburn Rose’s non-refundable pet application fee is $15.00. We also collect a pet security deposit if the tenant is approved. The application includes:

  • Name and age of pet
  • Description and type of pet. Allowed pets include small dogs, cats, birds, hamsters, guinea pigs, and fish. Auburn Rose does not allow residents to keep certain rodents (mice, rats, ferrets) or reptiles (lizards, iguanas, geckos, etc.)
  • Weight of pet (there is a 35 pound weight limit)
  • Veterinarian’s name, address, and phone number
  • Copy of current Rabies and Distemper vaccinations (tenant will be required to update and show proof of these annually)
  • Copy of pet I.D. /registration tag number
  • Color photo of pet
  • Proof of pet’s spay/neuter record (if applicable)
